This project was originally developed by Burnac Corporation. High Peak has been involved in its value creation and market positioning over several years. As part of the repositioning strategy, negotiations were undertaken with the local and provincial authorities for the extension and connection of the highway to the Port Lands that opened up the Mayflower excess lands for a Big Box Development. This was a precursor to maintaining the position of Mayflower Mall and being able to keep Wal-Mart within reach of their lease expiry. High Peak created a redevelopment strategy in which Wal-Mart was relocated on the excess lands and subsequently attracted The Home Deport and Canadian Tire. Prior to the relocation of Wal-Mart, High Peak developed a redevelopment strategy for the Wal-Mart space and pre-leased the entire Wal-Mart prior to its departure. In doing so, the downtime was reduced with minimal impact on the property and the income on the Wal-Mart space was increased twofold.
Other highlights of the redevelopment are the creation of a food court with an average sales p.s.f. in excess of $1200.00 p.s.f. and the redevelopment of a freestanding building, (formerly occupied by Sobeys with an average rent of $12.00 p.s.f.) by subdividing the space (55,000 s.f.) and increasing the rents to $16.00p.s.f. A commercial and industrial property is being planned on part of the excess lands. Additional retail premises will be added to the project in the years to come.

The creation of a large Big Box retail node and the expansion and redevelopment of a regional market have affected this project. After analyzing the market, High Peak created a redevelopment strategy with a value theme and is now attracting discount retailers. The first phase of this redevelopment was the expansion of Zellers and the conversion of a second level cinema to a health club. Dollarama has joined the project and we have received commitment from Stitches Wearhouse. High Peak has overseen the budgeting and has acted as the Development and Project Manager for this project.

Slopeside , Montana
This project was initially created as a Joint Venture between Walker Corporation Pty Limited (Australia) and a developer in Aspen, Colorado, who subsequently withdrew from the Joint Venture. High Peak was invited to step in and oversee the completion of the construction of the project as well as oversee its sales efforts. Phase 1 and 2 are completed and the project is in its last phase.

High Peak has been retained by Walker Corporation Pty Limited ( Australia) to seek out development opportunities in Canada. High Peak was instrumental in acquiring land, negotiating a Joint Venture Agreement with a local builder and has overseen the implementation of this 500 acre resort property. The project was recently launched and a very positive response has been received.
