Asset Management

Value creation and the preservation of an asset is the main focus of High Peak. Through experience gained in ground up development projects, redevelopments and the management of a real estate portfolio ranging from 1,000,000 to 7,000,000 s.f., we have acquired a platform from which to create and maintain the value of an owner’s assets.

Asset Review/Due Diligence

In today’s economy, property values are influenced by many factors. The income valuation process often does not take into account the leasing valuation of the shopping center. Anchor tenants need to adapt to remain competitive, and, therefore, their formats continuously evolve. High Peak’s understanding of market trends will provide insight into the market realities of the appropriateness of the Tenant mix and what is required or will be needed in terms of investment. This valuation can assess whether the property has achieved maturity or if there is still an added value potential. This insight will enable owners to decide whether to dispose of the asset and maximize return, or if they should hold on to the asset and maximize the value. In the case of a purchase, High Peak will provide insight on what to expect and how these factors will impact the purchase price.

Project Turn Around

Over the years, High Peak has developed expertise in the assessment of an existing asset and creating turn around strategies in order to reposition and maximize the value of a property. Property turn arounds have ranged from planning the conversion of a derelict shopping centre in dire straits to a multi-use development containing residential, office and retail components. Another example of a project turn around is the creation of a redevelopment strategy for an underperforming shopping centre and attracting the appropriate tenants to meet the demands of the local market and re-positioning the property as a dominant shopping centre in the area.
